Keynote Speech

Liu Bo:
The climate for prefabricated interior decoration has taken shape
The cutting of rock slabs into the track depends on the properties of the material itself

· Liu Bo, member of the expert committee of the Prefabricated Decoration Alliance and general manager of Beijing Housing Group Interior Decoration Industrialization Demonstration Base

In "HighIn the keynote speech "Prefabricated Decoration under the Standard Residential System - Innovative Application and Thinking of Traditional Decoration Materials", Liu Bo focused on "What is prefabricated decoration, interior decoration industrialization, and dry construction methods?" and "The Prospects of Prefabricated Decoration." Topics such as "Application of Ceramic Tiles and Rock Slabs in the Prefabricated Field" and "Logical Thinking of Design-led Interior Industrialized Products" were deeply interpreted.

First of all, he said that dry construction method is a technique in prefabricated decoration, and "prefabricated decoration" can be understood directly from the literal meaning, but there is no specific unified standard in the industry, and it can also be regarded as a kind of Craftsmanship.

He said that "interior interior decoration industrialization" is a new round of development thinking in the industry. Interior decoration industrialization also includes the so-called assembly and dry construction methods. But whether it is assembly, decoration, or interior industrialization, it can all be considered from the perspective of "industrialization".
He also talked about the “review content and scoring standards for high-standard commercial housing construction plans” (hereinafter referred to as the “standard”) that appeared after the on-site auction in Beijing in May this year.

A brief summary of this standard covers four aspects: namely, "three-star green" buildings must become standard, "prefabricated + ultra-low energy consumption" buildings must be the most energy-efficient, and the responsibility for "high-standard residences" must be clearer. The exterior of the building should make the city more harmonious and beautiful. (There is also a premise, that is, the developer can still insist on ensuring quality and quantity of project development despite "meager profits".)

Liu Bo said that since 2014, many relevant policies have been introduced to popularize prefabricated decoration. The introduction of this standard this year has brought the development of the entire prefabricated decoration industry into a historic change. Why? He explained that under this system, "high standards" actually means using prefabricated decoration to enter the developer's dimension, which means that the spring of prefabricated decoration is coming.

The developers directly serve the owners, which also means that this is a fundamental change in the industry, because this is no longer just affordable housing and rental housing, but the logic of truly entering commercial housing, allowing people to truly buy high-quality housing. house.

He also said that if this "high standard" can be successfully piloted in Beijing, about 22 cities may work together to promote this project in the future. Their main purpose this time is to move on-site operations to factories and industrialize construction. He also said that prefabricated decoration is very important to both the government and developers.There is confidence and the government is the leader.

Finally, Liu Bo also raised some questions about the rock slab industry. He believes that rock slabs have a future and are rich in application scenarios. But at the exhibition, you will see that many rock slabs and large slabs are imitating wood, imitation leather, etc. He said that slate should have more unique characteristics that belong to the product itself, making it truly differentiated, rather than being confused with other materials. If innovative technology and composite processing can be done well, the spring of rock slabs will definitely become bigger and bigger.

Wang Qiang:
Prefabricated decoration will account for 30% of new buildings in 2030
Decorative materials need to be upgraded to veneer systems

· China Construction Engineering (Beijing) Technology Co., Ltd. Wang Qiang, general manager of the company

In the keynote speech "Technical Exploration of the Integration of Prefabricated Decoration and Ceramic Industry Based on an Open Concept", Wang Qiang first talked about the characteristics and foundation of the development of China's domestic prefabricated decoration industry, as well as the definition of prefabricated decoration. He said that the national standard definition of prefabricated decoration is the use of dry construction methods, that is, the interior parts produced in the factory are assembled and installed on site. That is to say, the factory role, from the cooperating role, is pulled into a major core link of the organization. Under this change, prefabricated decoration has changed from a handicraft product to an industrial product, because decoration cannot exist independently and must be installed inside the house.

In prefabricated buildings, there are prefabricated main body industrialization and interior decoration industrialization. The main body industrialization includes PC structure industrialization and steel structure industrialization. The interior decoration has many shapes and types, so this round of prefabricated buildings is actually a complete industrial upgrade. This also meansThis means that the industry is facing a fundamental change. In the past, decoration was a handicraft and relied heavily on people, but now it needs to be turned into an industrial product.

Finally, he talked about the integration of prefabricated decoration and ceramic industry. He said that in 2030, prefabricated decoration will account for 30% of new buildings. If ceramics can be applied here, it will also be a very large amount. However, the current integration of prefabricated decoration and ceramics is mainly used in bathrooms and kitchen areas. There are four problems:

First of all, in the entire prefabricated decoration project, the application of ceramic tiles is still relatively small, and the technology still needs to be strengthened. At present, there are three main methods: dry hanging, pasting, and aluminum honeycomb composite. Dry hanging and pasting are the most basic, and there are endless problems with various aspects of flatness. This is not an industrialized system idea, but just a practice. Aluminum honeycomb composite tile technology. The degree of manual intervention is still too high, the level of industrialization and overall systemization is not enough, and the technical methods still need to be improved.

Second, online data is not related to the data of all materials and is completely separated. This separation means that all problems will be processed online, and the technical content has not changed. The technology of some prefabricated decoration companies is immature, and the weight support of ceramic tiles is not perfect, which poses safety risks. Many companies attempt this without systematic thinking. If safety issues arise as a result, it will be a big blow to the entire industry. The construction is difficult and the overall cost is high. We can complicate a simple problem, but there is also a problem when the complexity does not bring high value and premium.

Finally, he summarized the corporate phenomenon seen at the exhibition, which was that everyone paid too much attention to materials and not much attention to finishing systems. He believes that whether it is the ceramic industry or other industries, it should be from the upgrade of facing materials to the upgrade of facing systems. Only when this is met can the industry have more space, otherwise the homogeneity of materials will continue to amplify.

Celebrity dialogue

< span style="font-family:宋体">On the theme "Span + In the dialogue session "Prefabricated Interior: Standards, Quality and Efficiency", the organizer specially invited Liu Bo, Wang Qiang, and representatives of companies with certain involvement in the field of prefabricated interiors such as Meng Zhengqiang, Luo Yong, Liang Rongqun, etc. to start a fierce discussion. Confrontation of ideas.

01
How should interior industrial applications be defined?
Lao Niu:
Mr. Meng Zhengqiang of Mona Lisa Group-Green House Construction Co., Ltd. was the first to do this. Thinking from the perspective of the material industry, how should the industrial application of slate slabs be defined for interior decoration?

@梦正强
My understanding is from two aspects: First, it is an assembled part that uses thin rock slabs as the decorative surface, combines other composite materials, and then uses dry construction. A single thick rock slab is directly constructed using the relatively traditional dry method, which is also a relatively elementary rock slab assembly method. Because the field of prefabricated technology first emphasizes the dry method, and the second is the industrialization of factories, so I think thin rock slabs are relatively more suitable for talking about prefabricated industrialization. But at present, thick rock slabs can be directly mounted on the wall. The so-called one slab to the top should be considered from two levels.

Lao Niu:
We also invited Luo Yong, the boss of Dongpeng Home Decoration Division, to the scene. How closely does the home decoration relate to the prefabricated type? From your perspective, how do you understand the prefabricated type?

@罗永
I think that as long as you are engaged in industries or companies related to construction decoration and materials, it must have a strong correlation with assembly, because this is the general trend. In fact, assembly is closest to users, so I would like to talk about the experience of assembly, assembly, and industrialization of interior decoration from the perspective of users. The first is controllability; the second is the transition from construction to installation; the third is integrity. Another dimension needs to be improved, such as how to integrate, link, and deep processing applications of rock slabs. The most important thing is that our material companies need to actively integrate into the large assembly industry.

Lao Niu:
In the past two years, Shunxingite Board has also been at the forefront in the docking of prefabricated resources, including application research. Mr. Liang thinks how should we define the industrialization of prefabricated interior decoration of slate or ceramic tiles today?

@李素素
Shunxingite Board now cooperates with design institutes and architecture institutes, including the production of parts, and cooperation with Tongji University on Beam software and system development. In addition, the industrial design of components is being studied, including the combination of rock slabs and other basic materials. But this is system engineering, and it is not easy to completely industrially design and manufacture it as a component. I agree with Mr. Wang Qiang and Wang that prefabricated decoration is actually a comprehensive and systematic development, which must be industrialized. Just dry construction on-site construction operations, or excessive worker intervention, is not the goal of true prefabricated industrialization.

02
What should we pay attention to when assembling rock slabs?
Lao Niu:
Mr. Wang, could you please explain more clearly, if the rock slabs are assembled, what should we pay attention to?
                                                        @王强
Taking the application scenario of prefabricated decorative tiles as an example, can tile manufacturers still be in contact with consumers? In fact, it is no longer accessible because it was ultimately sold to customers as a whole bathroom space. The developer does not decide who should use the tiles. What the developer wants is the entire bathroom, not just the tiles. Slate is a facing material. As a facing material, how to continue to structure and develop it depends on the needs of the customer. The customer does not care whether it is glued or hung. The customer cares about whether the thing they bought can be used after spending so much money. Save him money and worry.

Lao Niu:
Liu Gong, I noticed you made some comparisons about rock slabs. On the contrary, you think that we should make the characteristics of the large ceramic slate board itself, but we all think that if the slate board is to be larger, it must replace some other decorative materials on the wall and floor.

Can you tell us how we can do better research, development, and manufacturing of materials to better meet the needs of your designers?

@ Liu Bo
I suggest not to get too caught up in the product itself, because it is not a chip, and it does not mean that the smaller the scale, the better. It's OK to get there, unless there are more iterative changes in performance. For example, ceramic tiles become rock slabs. From a designer's perspective, the rock slabs become larger and the application effect feels better. But the structure of the slate itself is hard. No matter what, I would not use such a hard material in an area that should be soft, so why is it necessary to imitate leather? I like rock slabs because they canChanging the shortcomings of the original ceramic tiles can also avoid some of the pain points of stone.

In terms of the material itself, if it is said to be assembled, it is ok. But we won’t discuss too much whether the term prefabricated is correct. It is just an installation system and an innovative process. We should move forward, think more about application scenarios, and give designers more references, so that the market prospects will become bigger and bigger.

03
Are leading companies ready?
Lao Niu
The third topic, let’s talk about the difficulty of prefabricating slate or ceramic tiles. Although 30% of buildings in the future will be prefabricated, are we ready? I want three brand CEOs to talk about it.

@罗永
My understanding is that consumers don't care whether you are prefabricated or not. What consumers care about is the final decorative effect and the delivery time. And assembly is just one of the ways and means to meet these needs. So we have two perspectives, one is the user perspective and the other is the industry perspective. Prefabricated is an industrial perspective. Returning to Mr. Liu’s question, we have done a lot of preparation work and can confidently say “we are ready.” However, it is still far from the market and is only used in some projects, not on a large scale. I think this is a matter of further opening up of the industry.

@梁grongqun
We have already started working with several large domestic tooling companies, but the construction of parts factories is not that fast. At present, some of the preliminary model house projects we are doing are still based on traditional construction methods, coupled with some new process exploration. But it still requires some process to completely turn it into a production line, industrialized, and completely produced part on the assembly line. Including the design of parts, production lines, and aesthetic expression, we are doing research and development with several universities at the same time.

@梦正强
We have also been exploring this path. I think that in the entire industry, the production of slate is still based on equipment. It should be said that no one has thought about it, or relatively few people will think about this issue from the perspective of two big names, which is what kind of materials are suitable for assembly.

04
How to promote the development of assembly in the ceramic industry?
Lao Niu:
The last topic is how we should promote the assembly of ceramic tiles and rock slabs in the ceramic industry.

@ Liu Bo
The original traditional decoration work, including the setup of a general contracting team, was divided into front, middle and back parts, basically strengthening the front desk. But now it has gradually moved back, and many of them are done in factories. Equivalent to the basic materials for our production of rock slabs now, it should be the backend; turning products into parts, or making innovative process transformations, can be defined as the middle stage. The design gradually becomes more practical, making it the front desk. In this process, product quality must be excellent, if the product itself has certain problems, it will be very detrimental to the growth of the entire industry. In the entire industry, changes in the industrial chain have come. It is necessary to deal with the front-end, not only designers, but also end customers, and there are also some big drawbacks that need to be overcome. We must do a good job at the backend, strengthen the middle office, and provide adequate front-end services.

@王强
The ceramic industry must unite and go abroad, and it must know what the downstream partners, the partners who apply the products, want.

It is recommended that everyone join forces to form an industry standard. This industry standard should be connected with the standards of the construction industry to form a standard dialogue language. In fact, what is everyone’s core difficulty? You don’t know what the construction industry wants, and you don’t know how to match it. That’s why many accessories have been developed, but you will find that the correlation between each accessory is very complicated. This kind of complexity itself is not a characteristic that an industry should have.

Lao Niu summary:
Mainstream companies cannot just focus on the big B market. The integration with the prefabricated interior decoration industry should be accelerated. Today's forum has been completed, and there is a sense of heaviness and anxiety. Generally speaking, assembly is a major trend, but we still have many problems that have not been solved. I think there is another anxiety. Starting from 2018, the entire B-end market has emerged. Mainstream companies are focusing on this channel for decoration, including fine decoration, etc. Currently, the leaders in our industry mainly rely on advantages such as scale, cost-effectiveness, and brand to compete in the large B-end market.

But I think that next, mainstream companies need to have newer thinking. In addition to doing business with real estate developers, they should also integrate industries with architectural designers, especially some cutting-edge companies that do prefabricated interior decoration. This is the future problem that we must ultimately solve.
